RENTAL AGREEMENT
SUMMERS PROPERTIES RENTAL AGREEMENT
This rental agreement is between Summers Properties and _______________. This agreement is for an arrival date of _________ after 3pm and a departure date of __________ before 10am. The rent of $________, $______ tax, $______cleaning fee, $ ______ parking pass (no more than two per unit) and $25.00 non-refundable processing fee will be the amount $_______ and referred to as total rent. The total rent will be due 30 days prior to occupancy for weekly and nightly rental and 60 days on monthly. There is a $300 refundable security/damage deposit at the time of booking. The deposit does not apply to the rent and will be mailed back within 7 days after checkout provided there has been no excessive wear and/or damage, missing contents, lost keys and doesn't require extra cleaning. Payment is accepted by check. A confirmation letter will be emailed or faxed once the deposit and signed rental agreement is received.
Occupancy-The rental of this unit will be limited to 8 persons unless approved before hand by Summers Properties. If your approved occupancy is exceeded, a fee of $50.00 per person, per day will be charged against your security/damage deposit.
Units will be rented only to adults 25 years of age or older. Summers Properties will not knowingly contract with anyone under the age of 25 years. Any reservations obtained under false pretenses maybe subject to loss of deposit and rent and immediate eviction. The renter must closely and personally supervise all occupants of a unit.
Cancellations and Refunds-Cancellations must be received in calling, writing (mail, fax or e-mail) at least 30 days prior to check-in (60 days for monthly reservations) in order to receive a refund--- An additional $50.00 processing fee will be charged for any cancellation. Other than cleaning fees we cannot refund any deposits or advance payments for cancellations received in less than this notification period. An exception will be made only if the reserved unit is re-rented for at least the same period and at same rate. We will make every effort to re-rent the condo. * Note: If you cancel your reservation within 3 weeks or less prior to your arrival, you will be charged for the full amount of rent. If you rent/book a unit (s) within 3 weeks prior to your arrival, there will be no refund for the total amount of rent.
Hurricane- If the governmental authorities issue a mandated evacuation order, a prorated refund will be given to you for the unused portion of your stay. Otherwise, there will be no refunds or credits for early departure guests.
Check-in/Check-out Procedures.-There is no Check in. You go directly to the condo. Check-in time is 3:00 p.m.--(There is no EARLY CHECK-IN and $75 penalty will be applied if broken). Please do not ARRIVE/CHECK-IN earlier than 3:00 p.m. this will give my housekeeping enough time to get the place ready. There is no Check-out. Check-out time is 10:00 A.M (There is no LATE CHECK-OUT and $75 penalty will be applied if broken). Just leave the keys inside the locked unit. My cleaning company will pick up the keys and report the status of the unit...Please take all food with you or dispose of. Take all trash to the trash chute and make sure the glasses, utensils, and dishes are clean or at least in dishwasher washing when you leave and the cleaning company will do the rest. Please take care of this condo and treat as you would your own home so everyone can enjoy it. Please leave the unit as you found it. Thanks and have a safe trip back home and see you again next time.
Parking Passes Charges- A $10-$20 per vehicle Parking Pass Fee is charged for parking at all condos. Parking is limited to two passes per condo and additional passes cannot be issued. Note: We cannot guarantee available parking space during peak weekends. Boats, jet-skies, trailers, and motor homes are prohibited in the parking areas. Parking Passes are not in force at Lighthouse at this time, but maybe in effect prior to your rental dates.
Keys-Unless other arrangement have been made, you will receive two keys in the mail along with your final bill. Please do not lose or misplace the keys. In order to cover our expenses with the Locksmith, we have to charge you $25.00 for lost /misplaced keys. Be careful not to lock yourself out of the condo. You'll be charged whatever we are charged to let you back in. When you depart please leave the keys on kitchen island. Lock the door. Penalties apply if keys are not returned. .
Telephone Usage-Long distance and directory calls must be made collect or charged to your credit card. Local calls are free. Internet Service--All of our condos feature Internet access for a fee (Lighthouse has FREE internet service via a modem in the MBR).
Towels and Linens---Please do not remove these items from the unit...you will be charged full amount of any linens and towels missing during your stay. Washing machine and dryer are available in the unit for you to wash and dry wash cloths and towels. Please remember to bring your own beach towels. Please do not use the condo towels as a "Beach Towel". Also, watch out when washing beach towels, as they will fade!! Please don’t wash our towels/linens with beach towels, as you will be charged for new towels/linens if you damage!
Outdoor Grills--Sorry, but grills are prohibited on decks, porches, balcony etc. due to fire hazard. Most condos do have grill on site for your use.
Personal Belongings---Please do not leave any valuables in the unit. We are not responsible for any loss or theft of money, personal property of any kind. Any items that are left in the unit are not our responsibility.
Conduct of Guests-Absolutely no house parties allowed. The property must be used for residential purposes only and you must peacefully occupy the property and not interfere with your neighbors. You are solely responsible for yourself, your family and your guests, and must not permit any activities on the premises, which are contrary to any law, ordinance and or applicable Health, Fire Department, Insurance Company or Condominium Association provisions. These are strictly enforced and any violations will result in forfeiture of all deposit and rent and immediate eviction.
Right of Entry-We have to reserve the right for us and/or our agents, to be able to enter and inspect the condo during your stay at all reasonable times to ensure maintenance and safety of the premises, make repairs, and also to show condo to prospective buyers. We will make every effort to schedule a time that is convenient for you and not interrupt your vacation.
Damages and Breakdowns-We make every effort to ensure that your condo is cleaned and inspected before your arrival. However, we encourage you to perform a quick inspection upon arrival and immediately report any damage or problems to us otherwise you maybe held responsible for damages during your stay. Please promptly notify us of any mechanical, electrical, and plumbing or other problem with the premises. We will make every effort to correct any problems as soon as possible. Unfortunately, in the event that a mechanical failure does occur during your stay, no refund or rate adjustment will be made.
House Keeping-We make every effort to ensure that your condo is cleaned and inspected before your arrival. But if you find something wrong housekeeping wise, please give the housekeeping a call right away so she can check the unit. Her contact number should be posted on the refrigerator or at the welcome book.
No Smoking - No Pets - No Bicycles Inside- Bicycles are not allowed in the elevators or individual condos. Luggage carts are also not allowed inside the individual condos. No smoking is allowed in your condo ($300 fumigation charge applied if this rule is broken). Sorry, no pets are allowed ($300 fumigation charge applied if this rule is broken). For the enjoyment of all of our guests, these rules are strictly enforced. If evidence of smoking or a pet is found, forfeiture of all rent and deposits and immediate eviction will occur plus applicable penalties!!!.

Liability-Please understand that we hope that nothing happens to you, your family or your guests while you are staying in the condo. However, we must ask you to agree that we and/or our agents are not liable for any damages or any injury to you, your family and/or any guests, or to any of your or their respective personal property, from whatever cause arising from your occupancy of the premises, and that you specifically agree to hold us, and/or our agents, harmless, and defend and indemnify us from any such damages and/or injuries, including court costs and attorney's fees. Your signature on this agreement affirms your acceptance of the rental of the above property and the terms of this agreement for the above-disclosed dates. Signature shall be binding on all persons entering into this agreement. Verbal acceptance or signed acceptance of Rental with us, means you will abide by all our rules as posted.
